From 30th September, the biggest change in BREEAM for over ten years will occur. Not since BREEAM 2014 has there been such a huge shift in the BREEAM standards.
Version 7 brings firmer timelines, tighter credit rules, and far less room for error.
If you are a client, designer or contractor, there are things you should know if you don’t want to be left behind, or out of pocket. If you’re in early-stage planning, you can’t afford to get caught out.
There are multiple changes but some of the key things to know with Version 7:
- Significant changes to the embodied carbon section will mean more in-depth modelling requirements, BREEAM Excellent will be at risk if targets are not achieved.
- Additional Zero carbon requirements.
- Energy Use Intensity (EUI) targets will now need to be hit to achieve an Excellent rating.
- The ecology section will be streamlined and fall into line with Biodiversity Net Gain.
- There are now minimum standards for daylighting and air quality which could put even a Very Good rating at risk
- There is now greater alignment with EU Taxonomy.
- There is a new web-based platform that BREEAM will be run on.
- Mixed use developments can be delivered under one, rather than multiple assessments.
- You will still be able to register under the old BREEAM V6.1 scheme until the end of the year.
