Environmental Certification

We believe that if people understand the environmental targets, they are set on a construction project, they can better understand the real-world impacts and therefore be able to deliver a better building design, more effectively.

To assist this, we offer certification services such as BREEAM, HQM, SKA, DREAM, WELL Buildings but focus on value for the customer and contractors rather than doing these assessments as a box-ticking exercise.

Zero Carbon

Zero carbon is fast evolving into being one of the most important issues in construction (sadly not the most important).

It is a rapidly evolving field, and we can offer a wide range of services associated with quantifying the embodied carbon of material and energy use and that covers a building’s construction, operation and deconstruction.

BREEAM

We understand how to do BREEAM properly and use it as an effective tool in design and construction rather than being a box ticking exercise.

We can deliver all the key BREEAM assessment schemes including new build, bespoke, refurbishment and fit out.

If you have a BREEAM assessment that you need help with, we should be able to deliver the assessment for you.

BREEAM Accredited Professional (AP)

We can act as the BREEAM Accredited Professional (AP) on projects at both the design stage and construction stage.

We can either wrap this up as part of an enhanced BREEAM service or as a stand-alone service and provide support independently of the client appointed BREEAM assessor.

Home Quality Mark

Taking over form Code for Sustainable Homes, Home Quality Mark is a scheme specifically set up to environmentally assess domestic dwellings. We can help you achieve a high rating in your design by employing our tried and tested methodologies to the assessment process.

Code for Sustainable Homes

No longer require for planning applications, this assessment scheme is still in existence and can still be used on projects. This scheme is generally used on legacy projects, but SCS still have the skills and registration required to deliver existing and new assessments.

SKA

SKA is the Royal Institute of Chartered Surveyors version of BREEAM. Focusing on Retail, Offices and Higher Education projects, it is specific to refurbishment and fit-out projects and where appropriately used, can be very successful in driving environmental design.

DREAM

Defence Related Environmental Assessment Methodology (DREAM) is the Ministry of Defence’s own version of BREEAM. Now run by the BRE, our Director Matthew Edis assisted with its original development of the scheme in 2006&7.

Zero Carbon and Embodied Carbon Champion

There is a lot of confusion over what zero carbon and net zero carbon means. We can help guide clients through the minefield of jargon to help them understand what they want, what they need and how to achieve it.

Net Zero Whole Life Embodied Carbon Studies and Modelling

We use One Click LCA software to help client predict the entire greenhouse gas emissions covering operational and embodied carbon over a building’s lifespan. i.e. everything on a project from cradle to grave.

We can help with standardised reporting for planning and funding applications through to bespoke one-off studies to help client answer focused or specific questions about their project’s impact on the planet.

Net Zero Carbon Operational Energy and Water

Similar to Whole Life Assessment, we can focus on the greenhouse gas emissions for the operation energy and water use of a building using tools such as IES and CIBSE TM54 or NABERS methodologies.

We can help with standardised reporting for planning and funding applications through to bespoke one-off studies to help client answer focused or specific questions about their project’s impact on the planet.

Zero Carbon Management

If you want your development to adopt a strategic approach to zero carbon, we can help. As well as modelling skills, we can set in place the mechanisms to set targets, monitor design development and to record final delivery. Just give us a call if you want more advice.

WiredScore

SCS are qualified to provide WiredScore support.  This is an assessment scheme focused on digital connectivity and smart technology.  The aim is to optimise and futureproof the IT infrastructure of a building.  The highest award scheme ratings are gold and Platinum. 

Part L Compliance

We use IES VE software to undertake Building Regulations Part L compliance for non-domestic buildings using SBEM and dynamic simulation packages.

Similarly, we use “On-Construction” SAP software to produce domestic energy models for Building Regulations Part L compliance.

Energy and Renewable Statements for Planning

Planning applications will often ask for energy statements, renewable energy calculations and commentary on low and zero carbon (LZC) technologies.

We have the skills to provide these studies and statements, and also provide a level of commercial guidance on the best option to proceed with.

Passive Design Analysis

The aim of a passive design study is to optimise the buildings use of the free resources available to it, i.e. light and heat from outside.

Passive design also aims to minimise the negative impacts of solar gain and solar glare in warmer months of the year.

Thermal Comfort and Overheating – Non-Domestic

We use IES software to model non-domestic building to assess the levels of thermal comfort that will be achieved, both now and in future climate change scenarios.

We can model buildings using dynamic simulation software and assess the building against standards such as CIBSE TM49 / CIBSE TM52 / Building Bulletin BB 101 / BREEAM credit HEA 04 or follow bespoke criteria agreed with the client.

Thermal Comfort and Overheating – Domestic

We use IES software to model domestic building to assess the levels of thermal comfort that will be achieved, both now and in future climate change scenarios.

We can model buildings using dynamic simulation software and assess the building against standards such as CIBSE TM49 / CIBSE TM59 and Home Quality Mark credits or follow bespoke criteria agreed with the client.

Energy Modelling (using IES VE and SAP)

We are highly skilled in using SAP and IES VE software to model buildings to determine their energy use, CO2 emissions and EPC performance.

The IES VE software can also be used to predict a person’s thermal comfort (i.e. does it get too hot) and visual comfort (i.e. are you getting enough daylight in a room).

BREEAM Contractor Bid & Site Support

We can provide BREEAM support to main contractors as a stand-along service to the client’s appointed BREEAM assessor.

We understand contractual implications of BREEAM so can provide commercial guidance and risk analysis during the tender process.

We can also provide ongoing support during construction to collect data, challenge the client’s assessor, act as the AP or even take over ownership and delivery of the whole assessment during RIBA Stage 4 & 5.

BREEAM Pre-assessments & Planning

We can help with planning applications associated with BREEAM targets and how to optimise pre-planning BREEAM costs.

We can provide pre-assessment report and advise on risks and opportunities especially when there is no certainty that the building can be built until the planning approval is achieved.

BREEAM MAT 01 Life Cycle Assessment

Without undertaking a BREEAM credit MAT 01 Material Life Cycle Assessment (i.e. a review of embodied carbon) up to 10% of a BREEAM assessment is at risk. Miss doing the first stage of assessment at a pre-planning stage and before the end of RIBA Stage 2 and most of these credits will be lost.

CEEQUAL

Originally set up by the institute of Chartered Surveyors, CEEQUAL is the civil engineering version of BREEAM. We can provide guidance and support on these assessments and in summary they can cover anything that is built but that is not a building.

WELL Building Standard

The WELL Building Standard was developed in the USA but can be used in the UK. It encourages healthy living in buildings in terms of air quality, materials, lifestyle choices and environmental design. Although we can assist with full certification, most of our clients like to apply the principles of the scheme without the certification.

Pre-demo / refurbishment audits

The best way to help reduce our drain on natural resources when constructing a building is to reuse materials already on site where possible. We can help to survey and identify which materials could be reused on a site by undertaking pre-demolition and pre-refurbishment audits.

Circular Economy Statements

We can help people with Circular Economy Statements that are often required for planning applications in London and other parts of the country. The focus is on how circular economy measures can be maximised (e.g. avoid materials going to waste) and these can be integrated into our zero-carbon modelling if needed.

Sustainability Statements for Planning

We are often asked to help project teams develop sustainability statements for planning applications. Drawing on our broad range of sustainability design and certification knowledge makes us experts in helping you to navigate the relevant targets required by local authorities.

EPCs - Energy Performance Certificates

We can produce domestic and non-domestic EPCs for all types of buildings. We specialise in new construction, refurbishment and change of use schemes, although we can survey and certify existing non-domestic dwellings as well.

Operational Energy Use / CIBSE TM54

To be able to predict how much energy a building will use once it is built and operated is not easy, but we can help. We use IES VE software and generally follow the CIBSE TM54 methodology to assist in this prediction with high level of accuracy.

This work can feed into general studies on energy use, BREEAM credit ENE 01 and planning applications required for London and other local planning authorities.

If domestic modelling estimates are required, we can also undertake BREDEM calculations.

NABERS

NABERS is an operational energy rating system for offices. Its tried and tested methodology is currently limited to offices but does offer the highest level of accuracy of any prediction methodology in the UK.

However as a result, it is also the most time consuming and most expensive methodology, so it is often used in development that want to set themselves apart in the office market.

Passivhaus

We have Passivhaus trained modelling experts who can guide your design through the challenges that is the Passivhaus standard.

Most projects are not taken through to full certification, but we are happy to work with people to whatever level of performance and certification that they want to adopt on their project.

AECB Building Standards

The AECB (Association for Environment Conscious Building) Building Standards aim to create high performing buildings.

Our Passivhaus trained modellers lead our approach to the delivery of these standards and are more than happy to discuss whether these standards could be applied to your projects.

Fitwell

As Fitwell Ambassadors, we can guide clients through this formal accreditation scheme.  The scheme’s aim is to provide building occupants with a healthier environment through improving design choices and intelligent decision making to improve operational performance. 

Part O calculations

Coming into effect in June 2022, Part O of the Building Regulations effectively defines acceptable ways to show that a building is achieving adequate levels of comfort, predominantly through openings in the façade.

We can help teams to calculate if the target performance levels have been achieved in their design and if not, what could the done to achieve compliance. If necessary, we can also undertake CIBSE TM59 modelling that is called for if openings along are not sufficient.

Daylight and Sunlight Modelling

We use IES VE software to model the impact of daylight and sunlight on occupied spaces in a building. These are based on dynamic simulation calculations that mimic the movement of the sun throughout the year to identify how this will affect the occupant’s experience of natural light.

CIBSE Heating and Cooling Calculations

We have the engineering knowledge needed to undertake heating and cooling calculations to assist with the sizing of equipment for building services designs. We use CIBSE complaint software but can also use bespoke calculation methodologies where a standard “steady-state” calculations may not give the designer the answers they need.

Part G calculations

Building need to achieve minimum water use standards. We can help you calculate if your selection of fittings is achieving the correct level of performance for Building Regulations Part G.

PASS 2035

If you have a multi-unit domestic development, we can help you to target and achieve PAS 2035 standard. It’s a standard associated with the retrofitting of existing houses and flat to achieve exemplar energy performance.
