10 Station Road is a new office block located in the heart of Cambridge, designed and constructed with sustainability as a core principle.
The building spans five floors and includes ten electric vehicle (EV) charging bays, along with 193 dedicated cycle storage spaces at the rear, promoting healthy living for its tenants.
The glazing was strategically placed throughout the building, and solar gain glass was used in the design. This type of glass helps to regulate the temperature within the office by reducing solar glare while maximizing natural daylight. As a result, it creates a healthy and stimulating environment for the well-being of future tenants.
The fourth floor features a setback design with a viewing terrace that offers panoramic views of all four sides of the building. Additionally, the roof is surrounded by a biodiverse green roof and equipped with photovoltaic panels.
The installation of industrial air source heat pumps, alongside solar panels on the roof, showcases a modern heating method that offers significant advantages over traditional systems, particularly in terms of running costs. Air source heat pumps have a low carbon footprint as they utilize a natural source of renewable energy. The energy generated by these pumps can be used to heat the offices and provide hot water.
The photovoltaic panels harness the natural environment to generate power for the building. They convert solar energy into electricity, which is then supplied to the building. This reduces pressure on the national grid, resulting in lower costs for the occupants and decreased carbon emissions, thus promoting a more sustainable future.
Thanks to these energy-efficient features, 10 Station Road has achieved the highest Energy Performance Certificate (EPC) rating of A and a BREEAM Outstanding rating of 93.2%. It is the first office building in Cambridge to receive this accreditation and has secured the second highest score for an office building in the UK.
